These contain two blocks of arable land with woodland totalling 257.55 acres.
The two blocks are of mainly free draining calcareous soil which have been part of the historic Goodnestone Park Estate for many centuries. They are currently being farmed under contract by Nonington Farms Ltd growing a rotation of winter wheat, winter barley mainly for malting and oilseed rape.
Most of the land is surrounded by hedges (some recently established under higher level stewardship (HLS)) and the whole farm is within a continuing entry level stewardship/HLS scheme until 2021. Both blocks have a small area of mixed woodland and the shooting across the whole area is currently let under licence until 31 January 2018.
Lot one (Well Wood Land) comprises about 91.30 acres with about 80.7 acres of arable land and 10.58 acres of woodland. This block is bounded on three sides by highway with access from Adisham Road. The land is divided into three main fields used for arable production and a further field currently down to maize and fallow. The block is bisected by the North Downs Way, a further footpath and overhead power lines.
Lot two (Chalk Wood Land) is a larger block of 166.27 acres with 154.75 acres in two large arable fields bisected by a hedge and the North Downs Way. It has long road frontage to the Snowdon/Nonington Road. The woodland extends to 11.52 acres.
Finn’s, the agents, are asking £760,000 for lot one and £1.45 million for lot two. The buyers will be required to pay to the sellers (and their contractors) an ingoing valuation for growing arable crops (but not maize) on completion or the seller will reserve a right of holdover to harvest the crops by agreement.
