A rare opportunity to purchase a ring fenced pasture and arable farm with a detached bungalow, extensive range of livestock buildings, and approximately 118.33 acres of land in a peaceful rural location has come to the market with BTF Partnership.

Long Meadow Farm comprises a three-bedroom brick bungalow constructed in 1979 and subject to an agricultural occupancy condition. The bungalow is set back from the lane and has brick elevations under an interlocking tile roof.

There is a private water supply from a mains connection in Nightingale Lane. In addition, an over-ground piped spring supply connects to the buildings. The spring is located on the farm.

The farm enjoys a large range of livestock and general-purpose buildings including a former grain store (no drying facilities). Formerly a dairy unit – the current owners have concentrated on beef and arable production and adapted the yard and buildings accordingly, to include the erection of the new building on the western side. The buildings comprise:

  • A large range of livestock covered yarding and a former cubicle shed. The buildings incorporate the former dairy and parlour.
  • Adjoining and to the west are two Dutch barns for hay and straw storage. The Shufflebottom building to the south was erected in 2006 and measures 60’ x 50’. The total covered area of these buildings is 21,505 sq.ft
  • A grain store and storage barn, formerly used as a grain store, is fully enclosed. The building extends to 2,800 sq.ft.
  • On the western side of the yard there is a Shufflebottom four-bay general purpose building erected in 2009 as a grain specification building if required. There are 4,017 sq.ft. of covered space.

To the south is a silage clamp used for outdoor machinery storage. There is a large pond on the southern side of the yard.

The land is south facing with about 11 acres of woodland and shaws and 36 acres of permanent pasture at the northern end of the farm. The balance is arable or grass leys. The soil types are Classified as Grade III, loamy silt over clay running into greensand at the north end of the property.
